Let me be completely honest with you Dripping Springs isn’t cheap! We’re talking about median home prices that are roughly $100,000 more than Austin’s average. Finding anything under $300,000-$400,000 is like finding a unicorn these days.
And it’s not just housing! Groceries, utilities, and services all cost more out here. I always tell my buyers to budget for the Hill Country premium. It’s worth it for many families, but you need to go in with eyes wide open about the costs.
Job Opportunities Are Limited Locally
This is probably the biggest challenge I hear about from new residents. Unless you work remotely or commute to Austin, local job opportunities are pretty limited. Most of my clients either work from home or make that daily drive to Austin for work.
Traffic and Commute Reality Check
Speaking of commuting let’s talk about Highway 290! Construction and congestion can make your commute a real pain, especially during rush hour. We don’t have public transportation like Austin, so you’re pretty much dependent on your car for everything. However the Y at Oak Hill project is set to complete THIS SPRING!

Those smaller roads like RR 12 and RM 150 get backed up too. I always tell buyers, “Factor in extra travel time if you have to suffer through the 12 and 290 intersection!”
Limited Shopping and Dining Options
While we have some fantastic local spots, we’re definitely not Austin when it comes to dining and shopping variety. You’ll find yourself driving to Austin, Bee Cave or even San Antonio for certain shopping trips, medical specialists, or that specific restaurant you’re craving.
Texas Heat and Wildfire Concerns
Y’all know Texas summers can be brutal! We had 44 days of triple digit heat in 2022, and wildfires are a real concern out here. I’ve seen homes and hundreds of acres affected by fires, so it’s something to seriously consider if you’re not used to Texas weather extremes.
Water and Growth Concerns
With all the development happening, our aquifer sustainability is a hot topic. There are ongoing concerns about water well drilling and long term water availability. The county is working on solutions, but it’s definitely on everyone’s radar.
