Hey Dripping Springs!
I’m about to do something I don’t usually do… talk about myself. But stick with me here, because this post isn’t really about me. It’s about giving you the transparency you deserve when you’re searching for a Dripping Springs real estate agent.
If you’ve ever Googled “top realtors in Dripping Springs TX” or “best real estate agent in DSISD,” you’ve probably been hit with a wall of ads, rankings, and claims that are hard to verify. So instead of adding more noise, I figured I’d just show you the receipts.
What the 2025 DSISD Sales Data Actually Shows
In 2025, I closed 22 homes within Dripping Springs ISD, which was the highest unit count among agents in the market data. Source: Austin Board of Realtors MLS
Let me break down a “unit” actually means in real, human terms:
- 22 families successfully moved into (or out of) their homes within the geography of DSISD.
- 22 negotiations navigated through every curveball the market threw
- 22 sets of inspections, appraisals, and timelines managed from contract to closing
- 22 outcomes delivered, start to finish
This wasn’t one massive land deal or a lucky break on a luxury listing. This was consistent execution, again and again, in this specific market in this specific school district. Dripping Springs Independent School District.

Why Does Unit Count Matter When Choosing a Real Estate Agent?
Here’s the thing about buying or selling a home: it’s not theoretical. It’s procedural. And experience compounds.
The DSISD real estate market has its own quirks. With the median home price hovering around $750,000 and days on market stretching to around 80 days, this isn’t a “set it and forget it” kind of market. Sellers need strategic pricing and presentation. Buyers need patience and sharp negotiation skills.
Every transaction teaches you something new:
- How to handle a tricky appraisal gap
- When to push back on inspection requests (and when to let it go)
- Which lenders actually close on time in this area
- How to price a home in Belterra vs. Bunker Ranch vs. Headwaters
That knowledge doesn’t come from a weekend certification course. It comes from reps. Lots of them.
Why I Don’t Usually Lead With Rankings
I’ll be honest with you. Most of my business comes from:
- Referrals from past clients
- Repeat clients making their next move
- Local relationships built over years of living and working here
- Results that speak for themselves
I’m not big on chest-thumping or “I’m #1!” posts. It feels a little icky, you know?
But here’s why I’m making an exception.
When consumers are researching realtors in Dripping Springs TX, they deserve context, not confusion. They deserve to know what questions to ask and how to evaluate the answers. And they deserve agents who are willing to be transparent about their track record.
This isn’t about being “the best.” (That’s subjective anyway.)
It’s about being proven, local, and consistent.

How to Interview a Real Estate Agent: 4 Questions That Actually Matter
Whether you’re talking to me or any other Dripping Springs real estate agent, here are four questions I encourage you to ask. Then compare the answers side by side.
1. How many homes did you sell in Dripping Springs ISD last year?
This tells you if they actually work in your market or just dabble here occasionally. There’s a big difference between an agent who closed 22 homes in DSISD and one who closed 2.
2. How many buyers vs. sellers did you represent?
Some agents specialize in listings. Others focus on buyers. Knowing their split helps you understand where their expertise lies. (For the record, I work with both, and I think that dual perspective makes me better at each.)
3. What percentage of your listings sold at or above list price?
This is where the rubber meets the road. Anyone can list a home. The question is whether they can price it right, market it well, and negotiate effectively. Ask for specifics.
4. How do you handle pricing, presentation, and negotiation in Hill Country markets?
This is the “show me you know this area” question. Hill Country real estate is different from Austin proper. Septic systems, well water, MUD taxes, acreage considerations, dark sky ordinances… the list goes on. You want an agent who speaks this language fluently.
These questions help you make an empowered decision. Not one based on who has the flashiest website or the most Zillow reviews.
Volume vs. Velocity: What’s the Difference?
When you’re evaluating agents, you’ll hear two types of bragging:
- High sales volume: “I sold $20 million in real estate last year!”
- High unit count: “I closed 22 transactions last year!”
Both matter, but they tell different stories.
High volume is impressive. It often means an agent handles luxury properties or large land deals. But it could also mean they closed three $7 million ranches and called it a year.
High unit count shows momentum, market fluency, and problem solving at scale. It means an agent is actively working in the market, seeing trends in real time, and constantly sharpening their skills.
My story happens to be one of:
- Hands-on representation (I don’t pass you off to a team of assistants)
- Deep DSISD knowledge from years of living and working here
- A lot of families trusting me with one of the biggest decisions of their lives
I don’t take that lightly. Not even a little bit.

What This Means for the 2026 DSISD Real Estate Market
Speaking of context, let’s talk about what’s happening in the market right now.
The Dripping Springs ISD area is experiencing some interesting shifts. With the recent approval of a $402.3 million bond (which passed with over 70% voter support), we’re looking at new school construction, including a second high school to address overcapacity.
For buyers, this is actually great news. More school capacity means the district remains attractive to families, which supports long-term property values.
For sellers, it means your home’s location within DSISD continues to be a major selling point. Buyers relocating from Austin, Houston, and out of state specifically seek out this district.
Whether you’re exploring master-planned communities or modern ranch properties, the DSISD badge carries weight.
Thinking About Buying or Selling in Dripping Springs?
If you’re exploring a move in Dripping Springs, Driftwood, or surrounding DSISD communities, I’m happy to walk you through the numbers. No pressure, no pitch.
Sometimes the most important data point is simply whether an agent will tell you the truth. Even when it’s not what you want to hear. Even when it might cost them a sale.
That’s the kind of agent I try to be.
If you’d like to compare apples to apples, I’m here. Let’s grab coffee at Mazama or hop on a quick call. I’ll show you the data, answer your questions, and help you figure out if we’re a good fit.
And if we’re not? I’ll tell you that too.
